3BHK, starring Siddharth in the lead, was released this Friday in both Telugu and Tamil. Sarathkumar and Devayani play the male lead's parents in it.
Film critics have given mixed reviews. A common criticism is that the film can be "contrived and overly sentimental", with an excessive reliance on "clichés". Some reviewers find the pacing slow and the screenplay "flat", especially in the second half. Scenes can feel "repetitive", and the narrative jumps in time are sometimes "abrupt, hindering seamless editing".
The story often follows "familiar beats, leading to predictable conflicts and a lack of fresh developments".
3BHK has also been criticized for not using the opportunity to boldly expose the system that has made house ownership an impossible dream for 90% of mega-city dwellers. Had the film done that, it would have been thought-provoking and poignant.
Directed by Sri Ganesh, the Telugu version is released by Mythri Movie Distributors. While the distributors hoped that positive 'word of mouth' will help their movie, apparently, that's a far cry. 3BHK will end up being a flop at the Telugu box office.
